The asking price works out to roughly $66 per square foot of land. I sold a property directly across the street earlier this year at approximately $54 per square foot, so this property is priced about 22% above the most recent comparable I have direct knowledge of.
In my opinion, the deal starts to make more sense below $2.8 million, which puts a buyer closer to that comparable.
The biggest advantage here is the truck access. 2nd Street is a designated truck route, and the property is minutes from the 71 with access to the I 10, 60, and 91.
For a business that depends on truck access, that location is difficult to replicate. The yard is fully fenced and secured, and the current use already supports truck repair, maintenance, and storage.
Given the current use and surrounding properties, I would expect a Phase I Environmental Site Assessment and would be prepared for the possibility of a Phase II.
A buyer should account for that in both the due diligence timeline and overall acquisition cost.
This property may be a good fit for trucking, fleet operations, equipment storage, contractor uses, repair and maintenance businesses, or other users that need secured yard space with good freeway access.
The value will depend heavily on the buyer's intended use, zoning requirements, and how much they value the existing yard and truck access.
